These terms constitute a legally binding agreement between you and the operator of Room4Rent. They apply to all users of the platform, including but not limited to property owners, renters, and visitors, whether or not they create an account.

2. Platform Role and Limitations

Room4Rent operates solely as a listing platform that connects property owners with potential renters.

All interactions, negotiations, and agreements occur directly between users. You are solely responsible for exercising due diligence and caution when dealing with other users, including verifying identities, property details, and the legitimacy of any offers before making payments or entering into agreements.

3. User Responsibilities

By using Room4Rent, you agree to, at all times:

• •Provide accurate, current, and truthful information in your listings and profile
• •Conduct your own due diligence before entering any agreement
• •Verify property details, ownership, and legal status independently before relying on them
• •Not engage in fraudulent, misleading, or illegal activities on or through the platform
• •Respect the privacy and rights of other users
• •Comply with all applicable Maltese and EU laws
• •Keep your contact information up to date and accurate

4. User Conduct and Content Rules

When using Room4Rent, you agree that all listings, images, descriptions, and other content you submit will be lawful, respectful, and appropriate. You are fully responsible for the content you upload or publish on the platform.

Without limitation, you agree that you will NOT upload, post, or share any content that:

• •Contains nudity, sexually explicit, or pornographic material, or content intended primarily to be sexually gratifying
• •Depicts minors in any sexualised, unsafe, or exploitative way
• •Includes violent, threatening, or abusive imagery or language, including glorification of self-harm or harm to others
• •Is hateful, harassing, or discriminatory towards any person or group, including on the basis of race, ethnicity, nationality, religion, gender, sexual orientation, disability, or any other protected characteristic
• •Is defamatory, misleading, fraudulent, or otherwise deceptive
• •Promotes illegal activities or violates any applicable law or regulation
• •Infringes any third-party rights, including copyright, trademarks, or privacy
• •Contains spam, scams, or links to malicious or harmful content

You must treat other users respectfully at all times and refrain from harassment, bullying, or any behaviour that could reasonably be considered abusive or inappropriate.

5. Account Management and Moderation

Room4Rent reserves the right to:

• •Moderate, edit, or remove any listing or content at our discretion
• •Suspend or terminate user accounts without prior notice or explanation
• •Block users who violate these terms or engage in suspicious activity
• •Refuse service to anyone for any reason
• •Modify or discontinue any aspect of the platform without notice
• •Remove or hide listings and content we consider inappropriate, misleading, or harmful, at our sole discretion

Account termination, suspension, or removal of listings may occur at any time and without prior notice or explanation, including where we suspect a breach of these terms, inappropriate content, or risk to other users or the platform. Such actions do not entitle users to any refunds, compensation, or reinstatement.

6. Public Contact Information

By posting a listing on Room4Rent, you acknowledge and agree that:

• •Your contact details (phone number, email) will be publicly visible
• •You are solely responsible for managing communications from interested parties
• •The platform is not liable for any misuse of your contact information
• •You should exercise caution when sharing additional personal information

7. Limitation of Liability

This includes but is not limited to:

• •Financial losses from fraud, scams, or failed transactions
• •Property damage or personal injury
• •Data breaches, loss of data, or unauthorized access
• •Legal disputes between users
• •Errors, interruptions, or unavailability of the platform
• •Third-party actions or services

8. Third-Party Services

Room4Rent may use third-party services for hosting, analytics, and platform functionality. We are not responsible for the practices, security, or policies of these third-party providers.

While we take reasonable precautions, we cannot guarantee the security of your data when it is stored or processed by third-party services.

9. Indemnification

You agree to indemnify, defend, and hold harmless Room4Rent and its operators from any claims, damages, losses, liabilities, and expenses (including legal fees) arising from your use of the platform, your violation of these terms, or your interactions with other users.

10. Governing Law

These Terms of Service shall be governed by and construed in accordance with the laws of Malta and the European Union, without regard to conflict of law principles.

11. Changes to Terms

Room4Rent reserves the right to modify these terms at any time without prior notice. Continued use of the platform after changes constitutes acceptance of the modified terms. It is your responsibility to review these terms periodically.
